March 31, 2015 at 12:03 PM, huff posted "it just came out, Templeton has the 9th lowest tax rate out of 351 towns, that is the root cause of all problems."

So lets see, actually there are 351 total cities & Towns in Massachusetts
Templeton has a single property tax rate which means residential & Commercial property are taxed at the same rate; 2015 Templeton tax rate of $16.64 per $1000.00 of value.

I went to the DOR - dls or division of local services site and found the list of every city & town in Mass. I began at the top and looked for single rate Towns to see if the above statement was true; NOT!

Town                                                   Single Rate
Alford                                                  $  4.30
Arlington                                             $13.55
Ashfield                                               $15.97
Barnstable                                            $  9.30
Becket                                                  $10.45
Belmont                                               $12.90
Berkley                                                $13.91
Blandford                                             $15.44
Bourne                                                 $10.07
Boxford                                                $15.99
Brewster                                               $  8.26
Bridgewater                                          $16.24

I stopped there with 12 towns with lower tax rates than Templeton so it looks like huffy forgot to check the facts again! UPDATE; March 31, 2015 at 9:49 PM, huffy posted "I got my information from the facebook pages of Mr. Columbus, Mr. Robinson and Diane Haley Brooks, accordingly, they got their info from MA DOR." Again, should have checked the facts and get it on paper

  1. I just looked at Diane Haley Brooks face book page and there is a video posted about MA property tax bills rather than tax rates, which are two different things, which is why one needs to read for themselves. I have not looked at the face book pages of Columbus or Robinson. So lets do simple math because, well I am a simple guy; just for giggles, we have a town with 100 homes all valued at $100,000.00 with a tax rate of $10.00 per thousand dollars of value or $10.00 X 100 = $1,000.00 tax bill for the year.. Now a town with 100 homes all valued at $500,000.00 with a tax rate of $10.00 per thousand dollars, one would receive a tax bill for $5,000.00 for a year so if my math is correct, you can have the same tax rate but get a larger tax bill in two different towns. If you wish to find out how all this really works, don't listen to huff and do not take my word or my math for it, call the Assessors office. Perhaps the BOS can have the Board of Assessors come to a BOS meeting and explain this to the residents. Just remember that a tax rate and a tax bill are two different items.

  2. Looking at the video on face book page of Ms. Brooks, Athol is listed has having the lowest average property tax bill in state but they have a tax rate of $19.03 per thousand and Templeton has a tax rate of $16.64 but has a higher average tax bill. Bourne has a tax rate of $10.07 but has an average property tax bill of $3,915.00 so move to Bourne, MA (on cape cod) and leave Templeton behind, but be prepared for a lower tax rate but a higher tax bill!

  3. They are not misleading at all, they merely show how much the town has to charge to raise the required funds to operate the Town or city. Athol has higher tax rate but lower tax bills?

  4. Let's think about this.

If the average income in Templeton is $24,000 and the average tax bill - tax BILL , not rate - is $2600, then 10 % of a person's income in Templeton goes to paying property taxes.

If people have a higher income than the "average" then the percentage paid for property taxes goes down.

Wonder what the average income is for Weston, Wellesley and Carlisle? People in those communities have higher tax bills, but I would bet the percentage of their income that goes to paying property taxes is rather low.

In Templeton, the only people making close to six figures work for TMLWP or the school system.
