To Whom It May Concern: You are hereby notified that:
Under the provisions of Massachusetts General Laws Chapter 60 §77B, and by virtue of the power
vested in me as Tax Title Custodian, it is my intention to sell at public auction on Thursday, May 29,
2014 at 10:00 o’clock A.M. in the conference room of the Templeton Town Offices, 690 Patriots
Road, Templeton, MA, 01468; the following described parcels, Titles to which have been foreclosed
by a Decree from the Land Court and vested in the Town of Templeton:
PARCEL 1~ Parcel ID: 1-3-1.76 ~ Location: 17 River Road
About 7,405 square feet (.17 acres) of land at 17 River Road, Templeton, Massachusetts being described at Map 1-3-1, Parcel 76.0 in the office of the Assessors and identified in Book 6319 on Page 320 at the County Registry of Deeds in the County of Worcester. *Subsequent Deed in Book 22655, Page 084.

All Bidders must register between 9:00 a.m. and 9:45 a.m. on May 29, 2014 (the
day of the auction), and must have their certified check in the amount of $2,500.00
in hand, which should be made payable to themselves and will be signed over to the
Town of Templeton if they should be the high bidder and the bid is accepted.
All parcels are sold to the highest bidder “as is” with no guarantees for further construction
and/or improvements to the parcels. The Town reserves the right to reject any and all bids, to waive any
technicalities, to advertise for new bids at a future auction, and to make awards as may be deemed to be in the
best interest of the Town. The successful bidder(s), if any, at said auction will be required to deposit a
certified check in the amount of $2,500.00 made payable to the Town of Templeton. Final payment
plus a deed recording fee of $125.00 will be due no later than 30 days after the date of said auction.
The successful bidder(s) shall also be required to sign, under penalties of perjury, a statement that
neither they nor any other person, who would gain equity in the property, have any tax delinquencies.
Upon receipt of the full payment, the Tax Title Custodian shall execute, deliver, and record on behalf of the Town of Templeton the deed necessary to transfer the title of the Town to such property sold. The Tax Title Custodian may accept or reject any and all bids at said auction and may adjourn said auction if of the opinion that no sufficient bids are made.
Upon receipt of the full payment, the Tax Title Custodian shall execute, deliver, and record on behalf of the Town of Templeton the deed necessary to transfer the title of the Town to such property sold. The Tax Title Custodian may accept or reject any and all bids at said auction and may adjourn said auction if of the opinion that no sufficient bids are made.

For those of you who do not have a chance to go to the Selectman's Office on a regular basis, I want all of you to know we are lucky to have people like Holly Young working for our town. She has been doing the job of two people since Kate Myers moved into the treasurer's office. Kate is another person who has done more than her share of work for the citizens of this town, and we are very fortunate to have her working for us also. All of the paperwork that is processed by the Selectman's office is done by Holly, along with fielding phone calls and setting up meetings, making sure that everyone in town government is on the same page. Not a easy task, by any means. Credit goes to the people in the Tax Collector's office for getting the tax bills out as fast as they could. Now I hope people sat on their tax money, instead of going to Fox Woods, so the town has some money in the bank. Bev.
ReplyDeleteDoes anyone know how the auction went ?? Sometimes people will buy a odd piece of land that abuts their property, to make their parcel bigger. Bev.
