Dunkin' Donuts hearing continued
Neighbors express concerns over plan

TEMPLETON — Following concerns raised by neighbors earlier this week, the Planning Board will continue a public hearing on a proposal for a Dunkin’ Donuts at the site of the former Grace Baptist Church in Baldwinville on June 11.

“After hearing the conversation back and forth, we continued the hearing,” said board Chairman Kirk Moschetti. “We take everything under advisement ... We can see if the applicant can make any adjustments to appease the neighbors.”


The planning board is conducting hearings as part of its site plan review. As a restaurant in a village district, the Dunkin’ Donuts will also require a special permit from the board according to town zoning bylaws.

“The planning board has full control,” Mr. Moschetti said. “The planning board is the permit granting authority on this use.”

During the hearing, Mr. Moschetti said residents presented concerns about reduced property values and headlight intrusion.

In addition to the board’s review, Whitman and Bingham Associates is conducting a peer review of the proposal.

The establishment is not proposing to have a drive-thru window.

The former Grace Baptist Church, built in 1782, was officially sold to Joseph Cadette on Dec. 27, 2012 for $26,000. The deed has since been transferred to Cadette and Nadreau Realty LLC.

The town building department has approved a permit for demolition of the former church by private contractor John Enright. Town officials are unaware of the planned demolition date.

Calls to Mr. Enright’s company were not returned at press time.

  1. In my opinion our Planning Board deserves a lot of credit for doing a good job, especially when some of the situations they have had to deal with, have been controversial. They have been fair to the people who are looking for guidance, and the public who want to protect their property. That is not a easy job to do, but the Planning Board members have done their best, and deserve credit for a super job done very well. Bev.
